INVESTORS & HOME BUILDERS! Clear, open lot for you to build your home! R-2 zoned property a stone's throw from Coggin Avenue Baptist Church & Queen Fitness and nearby Brookeshire's grocery store, CVS Pharmacy and local schools and businesses. Great for a single-family residence or investment property (can accommodate a duplex). History of the Neighborhood: The Coggin Addition is well over a century old and was named after the Coggin Brothers, pioneering ranchers of the county and some of the earliest advocates for the fencing and branding of cattle to maintain herd improvement. As Brownwood grew in the early years, the Coggins built banks, mercantiles, mills, churches and schools. Coggin Academy - established on land the brothers donated - was one of the first schools in the county. Nearby Coggin Park, which bears the family's name, was built on Coggin land donated to the city. The most important contribution, however, was financial incentives made by the Coggins and other Brownwood businessmen that enticed the railroad to build through the town and solidify its commercial importance in the region. History of Brownwood: Less than a half hour from the official geographic center of the state, Brownwood is situated in the literal Heart of Texas. The town, located in the Pecan Valley, was founded on the banks of the Pecan Bayou river that separates it from its closest neighbor - Early. The county was named after Texas pioneer and war hero Capt. Henry Stevenson Brown who entered the region - some 10 years prior to its first survey - to retrieve cattle that had been stolen by the Penateka band of Comanches. Sources: Handbook of Texas Online.
